Frequently asked questions about the application process and renting Real Life properties.
The best way to find out about availability is to submit an application online, which will put you in touch with our rental team.
We receive a lot of completed applications, so we only do viewings for people who have submitted an application form.
It will take our rental team a minimum of 2 business days to respond once an application has been submitted. During peak rental seasons, spring and summer, it will take longer due to the high volume of applications we receive. Applicants who have submitted all their documentation will have priority (that includes ID for everyone over 18, household income verification and two rental references), so if you'd like to move up in the queue, make sure you've submitted that information.
At properties that allow pets, renters can have up to 2 pets (1 small dog and 1 cat, or 2 cats) and dogs must be under 15” from the shoulder to the ground. It's $35/month per pet plus a $250 one-time pet fee (non-refundable). If the dog is close to the limit, we may ask you to send a picture of the dog with a measuring tape to verify that it is under 15”.
We allow shorter-term leases for a minimum of 6 months. Any lease shorter than 12 months is $100/month extra for a 3-bedroom and $75/month extra for a 2-bedroom. Shorter leases are not eligible for promos.
We typically require 2 rental references. If you only have 1 rental reference or do not have any rental references, we will also accept employer references. Please list your employer, including supervisor’s or manager’s name, email, phone number and how long they have known or supervised you in that role.
Having a good credit score and no active items in collections plays an important role in helping us approve rental applications.
When you apply, you can note that you don’t want a credit check at this time. You can simply check ‘no,’ and the property management team will not run your credit during the application process. However, a credit check will be required before final approval.
If you’re concerned about how much it will affect your credit rating, you can contact Equifax directly. Typically, it has a very minimal effect on your score.
To complete your application, you will need proof of Identification for all tenants over 18 years old, a list of all occupants, and income verification. If you do not yet have employment, established credit history or landlord references in Canada, we will need to have a co-signer added to the application along with a 6-month rent prepayment. A co-signer is anyone who currently lives in Canada, has established credit history and sufficient income to meet the affordability standards to cover the rent.
